Its December 2015 and we are experiencing one of the busiest real estate markets in 23 years.
This is the absolute perfect time to sell your home. All areas of the Fraser Valley are benefiting from the hot real estate market in the Lower Mainland as people sell in the city areas and move farther & farther out into the Fraser Valley. Even areas like Hope and Agassiz (The best place to live in the Fraser Valley!) are experiencing shortages on inventory due to this high demand. (So please list your home today! I have buyers waiting for new inventory to hit the market! )
Ok so you still have to buy something, no need to panic! There could be all sorts of reasons for this need to sell. If you are like my wife and I, you do not need a 3000 sq ft house in Abbotsford anymore and you want to enjoy the piece and quiet of the Agassiz/Harrison area. With golf, lakes, rivers, hiking, fishing, boating, need I say more? And only a couple minutes drive away. Or maybe you are busting at the seams and need to find a bigger place. Maybe acreage? The toughest question, as a homeowner, is if I sell High, am I going to have to buy high? Well consider what so many people are now doing in this market. Selling high in Langley, Abbotsford, Mission and Maple Ridge and then upgrading in areas of Chilliwack, Agassiz, Yarrow, Rosedale and Harrison. They are buying more home for a fraction of what they sold for and in areas reminiscent of what Langley, Abbotsford and Mission used to be like. No matter your situation, there is a solution that will fit your needs.
So what is the point Dan? Simple, if you treat your home as the investment that it is, now is the time to cash in. There are still ways to buy at a lower market rate. If you owned a stock on the TSX, and your stock hits a 23 year high, would you not cash in? Of course you would, otherwise your stock broker would be curled up in the fetal position in the corner of his office wondering where he went wrong! The real estate market is the same. Sell high and figure out how you can buy lower or get more home for the same dollars.
